What type of real estate do you manage?

We specialise in the management of all types of residential property, houses and apartments, including furnished.
However, we also manage large portfolios of professional real estate such as offices, shops and semi-industrial properties.
Recently, we have expanded our area of expertise to the operation of the concept of apart-hotels, in Brussels alone. 
 
How will you advertise my property?

Generally speaking, and in most cases, the property is rented by a potential tenant taken from our database. On a daily basis, we receive requests, either through a proactive listing of our services or through our contacts with leading organisations, from which we will ensure you benefit.

At the same time, we regularly invest in specialised publications and this is in a targeted manner.
More specifically, for your property, we generally rely on various communication vectors such as the Internet, the printed medium, and signage.

Who is responsible for the advertising costs for my property?

All advertising costs are covered by RealtyCare, unless a broadcasting medium not covered by the contract is used.

Who is responsible for maintenance and repair work?

In all cases, the owner will be responsible for the cost. However, it may be a case of the tenant being responsible and in this case, after the work has been carried out, we will ensure the amount of the invoice is reclaimed from them.

How do you deal with problems that occur at night or during weekends or public holidays?

The tenant is provided with an emergency number, available 24 hours a day.

Where you are using suppliers, does RealtyCare receive a commission?

No. We believe that this would be a case of unforgiveable conflict of interest. It is our duty to defend your interests as far as possible. As a professional real estate manager and thanks to the large volume of orders made to a pool of handpicked businesses, we obviously have the power to negotiate, the benefit of which we will pass on to you in full. 
 
What criteria do you use when selecting your potential tenants?

We cannot guarantee the solvency and reliability of a tenant for you. This is a significant and inherent risk in property investment.
That is why RealtyCare asks for a full file of information from potential tenants.
 
What happens if the tenant fails to pay?

In cases where the rent has not been received within 10 days of the scheduled date, the tenant is immediately called on the telephone and a follow up procedure is put in place. Within 12 days, an initial reminder is sent by mail, followed by a registered letter giving notice, if the tenant has still not paid. At the same time as these formalities, we continue to call them on the telephone.

Where there is no reaction, after agreement from the owner, we will instigate legal proceedings before the competent courts of law. In this final instance, you remain free to choose your legal representation. However, we have drawn up agreements with certain legal practices so that you can benefit from preferential rates. 

How can I monitor the rental situation of my property?

A detailed extract is sent to you regularly, clearly showing all entries (rents, costs) and all the costs paid out (energy bills, insurance premiums, breakdown of service charges in co-owned properties), in this way, giving you the balance you will receive. This balance is transferred to you at the end of every month, into your private bank account.

At the end of the year, you will receive an accurate and detailed report on all the management of the property for the period.
However, we can be contacted at any time to keep you informed of a situation. Total transparency is one of our commitments.

Will I still have contact with tenants?

Our principle is to guarantee you complete peace of mind. As such, our teams are bound to keep your details confidential, unless ordered to do otherwise by yourself.

How does RealtyCare differ from its competitors?

RealtyCare is probably one of the few agencies in Belgium to concentrate exclusively on management of property belonging to a property investor. How much do your fees cost?

Our fees are worked out according to the choice of formula. However it is clear and accurate that we only receive two types of fees and nothing more. There are no hidden costs or nasty surprises.

Regarding rental management, our fees vary between 6 and 15% (excluding VAT) calculated on rents, only where these are actually received. In other words, should your property lie vacant for a period or if your tenant misses a payment, no payment will be due. Many criteria are taken into account to determine the commission, such as the condition of the property, the level of the rent, the location, length of the contracted rental term etc.

Regarding offering a property for rental, our service covers all the costs of advertising, signage, visits, possible use of estate agencies, and represents the equivalent of one month’s net rent (excluding VAT).

However, you are invited to contact us for further information on our current commercial services.

Are there any incidental expenses or hidden costs? 

We guarantee complete transparency where our fees are concerned. In no instance will you receive an invoice other than what has been agreed in advance.

Can your fees be considered to be the lowest in the market?

Our fees are not the least expensive but they are fair with regard to the quality of our services. We are certain that we offer added value by concentrating our business exclusively on the business of property management.
